Property/Freehold Management Company Sector
Working for many years in this sector we provide surveying services to both property management companies and direct to self managed blocks where a property manager has not been appointed.
Property Types: We work on a wide range of properties from Victorian wharf conversions through to modern new build sites giving us a detailed understanding of the various construction types and the typical defects associated with each form of construction.
Maintenance Planning: We encourage our clients to adopt a pro-active building management strategy rather than a purely reactive one, through the provision of Planned Maintenance Programmes (PMP's) allowing clients to forecast maintenance expenditure over the long term. This allows service charges to be set at realistic levels reducing the need for exceptional demands from leaseholders whilst maintaining their investment value.
Defect Investigation & Project Works: Our range of expertise allows us to provide a holistic approach for our clients from undertaking specific defect investigations through to the specification and procurement of large maintenance and repair projects. Our weekly photographic progress reports allow our clients to track progress on larger projects and help demonstrate value for money to clients.
License for Alteration Applications: Where appointed as freeholder’s surveyor we assess leaseholder proposals and advice on the impact of the proposals on the amenity and maintenance of the site as a whole. Our role is often supplemented on larger schemes with regular site visits ensuring that the terms of any license agreements are strictly adhered to. Projects upon which we have fulfilled this role range from small bathroom alteration works through to roof level extensions.
Often attending block AGM's we have built our reputation on being flexible in both our approach to building maintenance and our relationships with individual clients. Our aim is to be seen as an integral part of any block management strategy and to always exceed our client’s expectorations.
