Description: Following reports of water ingress we determined that a hybrid roof has been installed with insulation both above and below the vapour control layer. This resulted in extensive roof condensation rotting the ply deck causing the roof to fail.

We organised wholesale replacement of the deck and a new warm roof finish to the main lower roof and patch repairs to adjacent upper roofs pending their later replacement.
